Yip, we get around :o) 

This was also a staged project.  This 1/4 Acre section bordering a large reserve was all lawn.  It had major drainage problems in that during winter you could not walk on the grass without sinking.  The four properties around this property on three sides all drained water into this property.  We are happy to say the entire site is now totally drained, all year round.  We edged the drive and lawns with retaining walls.  A large swimming pool was installed and we built a large deck and covered area so that entertaining was an all year round affair.

This house is a close neighbour to the one above.  Again, at the bottom of a hill and big drainage problems.  The lower rumpus area had flooded several times during winter.  A small water tank was installed under the deck to catch heavy rain and siphon it gently into soak holes (no council water pipes on this property).  Drains repaired and new drainage installed.  Concrete patio area laid with grated drains in front of the rumpus slider door.  Customer is happy to report that they have had no further flood problems!

This is the house in front of the one above.  Unfortunately again, no before pics.  The property is a small townhouse type yard that had a steep hill of grass to the road above.  No real drainage problems as such, but not very attractive, no offstreet parking or entertaining area.  The house is well below the road.  We excavated a flat usable area, decked with seating and fenced for a private entertaining area.  Then we made a feature of the stairs leading to another excavated parking area. 

Another Milford property in the same street.  This is also below road level and originally had massive trees lining the road frontage.  This restricted the sunlight and wasn't a good security feature.  We removed the trees and put in a retaining wall along the front and down one side, making the lawn usable.
